Brokers
Some twenty-three years ago, I too labored as a commercial
real estate broker. And, I too experienced the disappointments,
so common to that industry, of reduced commissions, slow
payment, and other frustrating difficulties. Probably the
most saddening experience was I found myself creating opportunities
for developers and others that never provided me with any
equity. As a result, some fifteen years ago, I initiated
a policy to allow brokers to completely represent a development
project; from land purchase commissions, leasing commissions,
to project exit sales commissions.
I also decided to add a policy that I believe
distinguishes me from other developers. I provide brokers
who bring me a project, an equity interest minimally
at 5% of Caritas Partners Inc’s retained interest,
and maximally at 50%, in certain situations. I have
found over the years that sharing equity was the element,
and when awarded, provided a win/win relationship and
higher profits for all concerned.
