The highest price available to a land seller is
when the right to develop the property, as envisioned,
is completely vested. Acquiring the right to develop
or the Entitlements to develop is risky, costly and time
consuming. Consequently, a land seller should choose
a developer/ buyer with deep and varied experience in
working with City and County governments and their elected
officials.
After 23 years and dozens of projects, I believe
it better to research a project and know its challenges
before making an offer. I have found that persistence
combined with flexibility is a sound approach to Entitlement
success. Additionally, assembling a highly competent
team of consultants (architects, lawyers, civil engineers,
etc.) can profoundly affect the outcome. My experience
of successful Entitlement processing should inspire
confidence with the landowners I hope to purchase land
from. No projects in my care have failed to close escrow
due to failed entitlement processing.
